Real estate developers are finally proving that a single PGA Tour stop can move the needle on luxury land values. The Cliffs at Walnut Cove in Arden, North Carolina, just listed 13 new homesites right after hosting a major golf event. This move shows how professional golf serves as a powerful sales tool for high-end communities. The pricing starts at $500,000 for these premier-view lots, a clear signal that the market wants what the pros just played on.

The company did not wait for a long sales cycle. They released these lots immediately after the tournament wrapped up in September. This timing is no accident. The event put the course design and the surrounding landscape in front of thousands of potential buyers who were already there to watch the game. The strategy relies on the idea that seeing the course in action is worth more than any brochure or render.

The View Comes With A Price Tag

These new lots are located in the Southridge enclave, a spot known for its steep terrain and rock formations. The homesites range from 0.75 acres up to 3.12 acres, offering plenty of room for a custom build. The elevation sits between 2,600 and 2,900 feet, which means cooler air and better views of the valley below. Per Yahoo, the company framed these lots with mature trees and natural rock outcroppings to keep the feel of the mountain intact.

Richard Seay, who directs sales for The Cliffs, called the opportunity “unique” because it combines natural beauty with high-level social programming. He noted that the location offers direct access to expertly curated events while keeping Asheville’s dining and cultural scene just minutes away. This mix of isolation and access is the main selling point for this specific group of buyers. They want the quiet of the mountains but need the city nearby for their weekends.

One North Carolina Gem Among Six South Carolina Clubs

The Cliffs operates as a collection of seven private residential communities across the region. Six of these clubs sit in the Upstate of South Carolina, creating a network of luxury properties. Only the Arden location breaks that pattern, sitting less than 10 miles south of Asheville. This single North Carolina property stands out because it hosted the PGA Tour event on a Jack Nicklaus-designed course.

The ownership structure involves a joint venture between Henderson Park and South Street Partners. These two investment firms hold the asset and manage the development of the homesites. The recent listing of 13 lots suggests they are ready to build out the Southridge section now that the tournament has validated the course. The fact that they waited until after the event to release the lots shows a calculated approach to marketing.
