Marbella and neighbouring Benahavís sit at the top end of Spain’s residential market, with some of the most exclusive areas in Marbella and Benahavís attracting buyers for privacy, security and reliable year-round services. Poolside villas and a sunny postcode are only part of the appeal. International schools, golf, beach access and an easy run to Málaga Airport often matter just as much.
The local term urbanización means a planned residential development. Around Marbella, it can describe anything from a compact apartment complex to a guarded hillside estate with wide plots and private roads. The priciest homes usually sit in places where land is limited, security is discreet and daily life still works well outside high season.
Sierra Blanca
Set beneath La Concha, Sierra Blanca is one of Marbella’s established gated residential areas. Large villas, apartment developments with concierge-style services and controlled access attract buyers who want privacy without feeling cut off from town. Marbella centre, the Golden Mile and Puerto Banús are all a short drive away, though a car is a practical necessity for day-to-day life.
In August 2026, property prices in Sierra Blanca averaged €6,760 per m². On that basis, a 120 m² home would cost roughly €811,200, before taxes, legal costs and any premium for a plot, views or newer construction. In reality, headline prices for the area’s larger villas commonly move into a considerably higher bracket.
Los Monteros
Los Monteros, east of Marbella, appeals to buyers who place beach access high on the list. The area includes established villa streets near the coast, apartment schemes and the five-star Los Monteros Spa & Golf Resort. Its shoreline includes Playa de Los Monteros, a broad sandy beach with a more residential feel than central Marbella in much of the year.
August 2026 asking prices averaged €8,667 per m², placing Los Monteros among the priciest locations on this list.

The Golden Mile, Nagüeles and Las Lomas de Marbella Club
The Golden Mile runs between Marbella centre and Puerto Banús. It has landmark hotels, beach clubs, restaurants and some of the area’s most established homes, but it covers several distinct residential pockets. Nagüeles sits uphill, with tree-lined streets and more separation from the coast. Las Lomas de Marbella Club occupies a key position near the Golden Mile, with villas, townhouses and gated communities close to Marbella Club and Puente Romano.
For buyers prioritising a central address, this is one of the few parts of Marbella where restaurants, the seafront and daily services can be relatively close by. The trade-off is traffic in high season and a price tag that reflects the location.

That convenience comes with a less peaceful atmosphere in the summer months. It suits a second-home base, regular visitors and people who value being able to stroll to the marina more than total quiet.
Property prices in Puerto Banús averaged €7,521 per m² in August 2026. A 120 m² property would therefore cost roughly €902,520 at the area average.
Rent prices stood at €26.4 per m², after a quarterly increase of 10.0%, putting a 120 m² rental at around €3,168 per month.
Río Real
Río Real sits east of Marbella centre, with the Río Real Golf & Hotel nearby and easy access to the A-7. It works well for buyers looking for a quieter base that still keeps Marbella’s services close. The housing stock is varied, covering apartments, penthouses, townhouses and detached villas, so it can be a more flexible market than some of the ultra-prime gated estates.
Average asking prices were €4,783 per m² in August 2026, which suggests roughly €573,960 for a 120 m² home. Rent prices came to €23.7 per m², 19.7% higher than a year earlier. A 120 m² rental at that rate would be about €2,844 per month.
Nueva Andalucía and Aloha
Nueva Andalucía lies immediately inland from Puerto Banús and is often called Marbella’s Golf Valley. It is a broad residential district rather than a single gated community, with golf courses, supermarkets, cafés, sports clubs and international schools within easy reach.
Aloha is one of Nueva Andalucía’s best-established residential pockets. It has a mix of villas, townhouses and apartments, while Aloha Golf Club and Aloha College are close by. The area is more lived-in than the marina, but Puerto Banús remains nearby for dining and nightlife.
In August 2026, property prices in Nueva Andalucía averaged €5,620 per m², putting a 120 m² property at about €674,400. Rent prices were €25.0 per m², up 10.1% over the previous year, or roughly €3,000 per month for 120 m².
Los Arqueros

Los Naranjos

Expect detached homes, smaller communities and apartments, with mountain or golf views appearing frequently in listings.
The location works particularly well for people who use Marbella regularly outside peak season. Shops, restaurants and sports facilities are easier to reach than in Benahavís’s hill communities, while the drive to the coast is still manageable.
Los Naranjos averaged €6,861 per m² in August 2026, or around €823,320 for a 120 m² property. Rental prices averaged €23.3 per m², giving an estimated monthly cost of €2,796 for 120 m².
Reserva de Alcuzcuz
Reserva de Alcuzcuz is another hillside address in Benahavís, close to La Heredia and between Marbella and the inland village of Benahavís. Its newer villas and contemporary apartment developments draw buyers after privacy, sizeable terraces and broad views across the coast. The landscape is a significant part of the appeal, although services are spread out and driving is unavoidable.
The wider Benahavís municipality averaged €5,553 per m² in August 2026. A 120 m² home at that average would come to approximately €666,360. Rent prices in Benahavís averaged €21.8 per m², suggesting around €2,616 per month.
Individual homes in Reserva de Alcuzcuz can sit considerably above municipal averages due to their newer construction and views.
La Zagaleta
La Zagaleta is in the hills of Benahavís and ranks among southern Europe’s best-known private residential estates. Entry is controlled, plots are large, and the community has golf, equestrian facilities and its own clubhouse infrastructure. The sense of seclusion is central to its appeal, with Marbella and Puerto Banús typically reached by car.
This is a rarefied market, shaped by sizeable villas and estates rather than standard apartments. La Zagaleta averaged €8,040 per m² in August 2026. A 120 m² property at that figure would cost around €964,800, although homes in the estate are generally far larger, so asking prices often reach several million euros.
