Georgetown SC WPDE — On Tuesday, the Georgetown County Council approved a new zoning district for two golf courses.

The rezoning limits the number of homes that could be built on the golf courses’ properties.

The change affects Litchfield Country Club and the Founders Club Golf Courses.

The old zoning allowed roughly four homes per acre, while the new neighborhood amenity district allows at most one home per five acres.

“Our best estimate based on the GIS comes to 24 possible units,” Director of Planning for Georgetown County Government, Holly Richardson, said.

The proposed plan is controversial among residents, with many arguing it’s a problem the county created itself after recent changes were made in the future land use plan.

Pawleys Island resident Peter Isenberg said building on golf courses is a horrible idea.

“We can’t afford to increase traffic that will be a result of people moving into the Waccamaw Neck. We don’t have drainage, they don’t address the road issues,” Isenberg explained.

With the new zoning, county officials say no more than two dozen homes could be built if the golf courses ever end operation and turn into more homes.

Executive Director and Legal Counsel of Keep It Green, Cindy Person, said the proposal is better than the original R10 zoning, but she wants a better solution.

“The only true protection against residential development is to not allow it,” Person said.
