Everything is just calming my nerves. I’m a very nervous guy. Not in this bathroom. I’m not 1,800 bottle wine room. Smoking cigars, hanging out, having a drink. Everything that anyone could want in an outdoor space on top of that view. I feel like it’s just been chiseled by someone in the 17th century to be perfect. Dazzle them with some water. That would dazzle me. And I’m not an easy guy to dazzle. Hey everyone, welcome back to the channel. It’s Jason Matuk here with another luxury home tour. Today I brought you to Jupiter. We’re at Bears Club. This is an exclusive community. The Bear Club was established by Jack and Barbara Nicholas to create a private golf club that reflects their passion for the game. Located just a mile from the Atlantic Ocean, you have fewer than 100 customuilt homes in this community, all situated around 18hole championship golf course designed by Jack himself spanning 7100 yards, native vegetation, old oaks, pines, cypress trees, and wetlands. You also have a clubhouse with $40,000 square ft, and initiation fees for this membership range anywhere from 350,000 to $500,000. This home offers seven bedrooms, eight full bathrooms. You have two powder rooms. In total, you’re offered 15,569 square ft. This is a brand new home. It was built in 2025 and it’s asking 38.5 million. Now, before I get started, I just want to say thank you to the Sirant team for allowing us to do this tour. And on that note, let’s get started right here in the driveway. As soon as you pull up, you’re wowed. The driveway space alone is impressive. You have endless spots to park cars, visitors, parties. Behind me, two bays to park a couple of your cars and across an additional three bays. You have this white shell stone paver driveway, and it almost just gives you like a beach cottage feel when you’re driving through. One subtle detail that stands out to me is this 4ft concrete privacy wall. Even though you’re in a super private neighborhood, it’s still impressive to have this wall. It just adds the additional drive by traffic privacy when you’re coming in if you’re someone notable because if you live here like some of the neighbors, you do have that problem with, you know, privacy and notability that not for this house. Another impressive feature is the roof. You have a 100year roof and it comes with a 10-year warranty. And you’ll notice while you’re looking up there the copper guttering, how cool that is. It just adds like a rustic feel to a modern house. Oh my god, I love that. And another thing that’s super impressive finally as we come across it is the flooring. So besides the pavers, you have this creme brulee marble on the outside. So even on the steps here as I come up and there’s two water features to make it more impressive. So these water features are all smart controlled. This is a smart home. You can control this with your cell phone. So, when you have that guest coming over that you want to just dazzle a little bit, dazzle them with some water. That would dazzle me, and I’m not an easy guy to dazzle. As I finally make my way up to the entrance, again, the grandeur continues. You have this beautiful pillared entrance and the finish up here as well on the pillars. It just all adds to the wow factor. And then finally, this door. Besides the height, the finish of the door, it’s incredible. And Eric, if you want to come in a little closer, you have this fingerprint touch entry and exit. Again, not just for security. It’s just really cool. Sometimes we just like really cool things in our houses. This is definitely one of those features. And now standing here at the entrance, I’m going to take you inside, show you everything that you need to know about this house. And I think you’re going to be impressed. So, why don’t I let you in first and I’ll see you inside. And wow, it is seriously impressive. Just the height of the ceilings in the foyer. And there’s just so much to look at. I’m on the verge of getting overwhelmed in a good way, you know, just even this walnut accent on the wall going all the way to the top to hang little flowers, candles, even a picture or two. And finally, as I step in, the real wow factor is that view. I mean, the pool is nearly blending in with the lake. It just has a very naturesque feel. I can see the golf course across. So, it’s getting me excited to play golf. It’s a beautiful sunny day. My emotions are running astray at this point. While I’m being emotional, I’m led into the formal living room, which I love. Not even just the furniture and how they chose it, but the space itself is just super welcoming and inviting. It might be the flooring. It might be these slabs at the top of the wood going across. It’s just really cool. And you can kind of see a finish of it on this side. It’s behind Eric on the fireplace. Two-way fireplace. So, two rooms get to enjoy it. And it’s got that crazy symmetrical marble on it. So, it’s just one beautiful piece and it offers so much to this room as far as making it cozy and comfortable for the guests. And then you can see behind me, this is a little introduction into some of the entertaining that you can do in this house. You have an 1800 bottle wine room. So, as I pull this door open, of course, it’s going to be temperature controlled and the finish of that fireplace goes into here as well to add to the congruity of this home. And you can display all your favorite bottles, the best ones in the front. Not that you’ll have bad bottles, but you put the ones you want to show off in the front almost like an art piece. And this is just an incredible room. As I make my way further down into the home, we’re going to head down to this side over here. We’re going to transition into the official TB room. And this place is just built for smiles and enjoyment. Don’t ask me what that means, but let me explain it to you. You have the perfect sectional to sit here, kick your feet up, put on a good movie, and while you’re sitting here enjoying it, the news in the morning, your morning coffee, whatever it is, you have this incredible view of it all. You can see the tropics of your backyard, the architecture, everything is just pleasant. That’s why I’m smiling so much in this house. I’m imagining myself living here and how amazing it must feel. You have the walnut wood on that TV entertainment stand. This beautiful table in the center. Incredible. But if this wasn’t impressing you, you do have another place where you can entertain or watch TV. So, let me take you back into here. I’m not even sure what to call this. This is like a pure entertainment room. So, you have a another sitting area to watch TV with another gorgeous fireplace like the one we saw in the formal living room. Again, with a very impressive view, but you have a couple other features to keep that smile on your face. Starting off with this bar here. And a feature that I’m starting to see in a lot of these ultra luxury homes is this leather marble. It’s got such a soft feel at the top. And of course, you got that water falling down. And if you’re a true bartender, a true connoisseur, you have everything here that will make you smile. You got a sink, fridge, ice maker, the display shelf for your best bottles, and you’re kind of sitting here conducting the party or hire someone, and you and your friends just have a great time while this is going off in the background. It is just beautiful. And when it’s time to elevate the experience of your guests, you have a couple other things such as this pool table. And of course, this is an iconic symbol of fun and enjoyment. So, this room could be for anybody. It could be for a casual day or you’re throwing a party and while you guys are playing pool, having a drink with the fight on, whatever the case is. You got an incredible lake view, a private view of the back. You know, no one can see in. It’s just you and your guests and your family. And then, honestly, Eric, I think I got to give them the true experience. So, let me close these doors. Is that dramatic enough for you? So, behind this is actually your private movie room, and it’s a very White Lotus feeling wallpaper. I’m pretty sure this is like a replica of the intro of White Lotus. Correct me if I’m wrong, but this is not your average movie theater. Sometimes people will take a spare room, throw a TV in, and say movie theater. Not here. You literally have a twostory relaxing soundproof theater with a huge projection on the wall. You got surround sound speakers, accent lighting. This place can really transform into your own private IMAX movie theater. It is just next level. And this was all off of where the pool table was, the bar. So all those pleasantries are brought into here for you and your guests. It’s just something otherworldly to say the least. And so as I hop back in now, finally after all this entertainment, I think you’ve worked up an appetite. Let me show you the kitchen and all those features that come with it. Wow. I mean, there is just an endless features in front of me. And the one thing that stands out to me the most is this stone finish that you have up here. It is unique. It’s different. It’s got so many colors throughout. It just really catches the eye. Flows so nicely in this home. And you have the perfect setup for a couple bar stool seats. Now, in the morning, if you want something a little bit more formal for your breakfast, you have the perfect booth style. Like, you’re at your favorite breakfast restaurant in your favorite city. You got the perfect breakfast spot to have that meal, to watch the TV, to see outside. It is just in a perfect location in the home. makes me feel so cozy. I don’t know if I could ever eat breakfast anywhere else for the rest of my life. Honestly, I have to come here every day to eat breakfast. The amount of stone in here, I feel like I’m in a Taj Mahal. I’m just stone everywhere I look. I love the walnut cabinetry that you have in this kitchen. A lot of times you’ll see like almost like a glass cabinetry in kitchens. When you have this walnut, it adds the warmth and I love how it almost matches with the colors that you see in the stone. So, it just comes together so nicely. And of course, you can see around me, you’ve got everything you need. You’ve got tons of storage. It’s all functional features like this raised stove where you can get a lot of cooking done. Of course, you’re going to have your hidden vent below. To the untrained eye, it almost looks like you don’t have one. That’s kind of what you want, the seamlessness of a house. While I’m in here, I’m overlooking the lake and peaceful privacy that you’re getting. And so, if you’re a celebrity, if you’re someone who needs that added privacy, you definitely got it here. No one is going to be able to see you while you’re in your home. And then on this side, we’re going to have behind this cabinetry, your freezer and your fridge. Beautifully hidden, subtle. You’d almost don’t even notice it except if you live here. And all of this is storage going down. And as we’re coming down, got your elevator, of course, I’ll call it. It’ll come down in a second, but you got your elevator on my right leading down to your official dining room. This is a beautiful space. First of all, just the openness. It’s a large room. They made it a priority. You can tell this is not just an extra space. They have this walnut finish between the staircase and the foyer, so you still feel like it’s nice and open. And for the first time in a long time, the front of the home is impressive in one of these houses cuz you’ve got that privacy. The water features, the landscaping, everything is just easy on the eyes. It makes sitting here having a meal that much better. and light fixtures, the ceiling detail, even down to this rustic stained mirror. You’re getting what you paid for. We’re going to just shimmy down this way and show you a couple other features. So, you can imagine that someone living here will have a lot of entertaining to do. And because of that, you actually have a second kitchen, believe it or not. So, down over here, besides the pantry, you do have this full chef’s kitchen. And when I say true chef’s kitchen, I don’t mean a backup stove, a throwaway fridge that you see in some houses claiming to have that. I mean this is a true chef’s kitchen. The stove in here are some stoves that you see in the main kitchen. They’ve got it in the background for your cooks. And so this is ideal for anybody who hosts a lot of parties, wants to do a lot of the prep away from public eye and do it perfectly over here. And coming out of the chef’s kitchen now, we’re going to take a look at our staff area and one of the first guest bedrooms and the garage. Starting off with the laundry room on my right. And they didn’t spare any detail even in the laundry room. So in here, you got your dual appliances, you have a sink, you have a dog wash station. They have everything prepped for you because they know that you’re most likely for a house this size going to have a big staff. And so they made everything really useful. And finally, this is a guest bedroom. If you want to make it a staff room because you have so many of those staff things on this end, you can. But this is a perfect guest suite away from everybody else. So, it could be like an in-law suite as well. King-size bed. They’ve got tons of space. And even down over here, they have a full on suite with those same incredible finishes, the same flooring throughout, walk-in shower, and then of course behind here, your build-in closet. And so, let’s head back out now into this hallway. And the last thing on this wing of the house is going to be right over here. We have your garage. And I’m taking you in here for a certain reason. This is a aironditioned three bay garage and it includes a place to drive in your golf cart because of course this is one of the most prestigious golf communities that you can find in South Florida. This is an ideal feature to have to bring in your car after a long day of golfing. And while I’m in here, I’ll mention a few of the functional features of this home. You have five tankless water heaters. You have a full water filtration system. You have a full home 100 kW generator. You have 10 AC units. And the garage itself is offering these huge ceiling heights. So each one of these bays can fit a car lift. And if you do that, you’re now changing this from a threecar garage to a sixcar garage just on one side, not including your golf cart entrance. I mean, they spared no expense in this garage. It is impressive. But let’s head back in and continue throughout. And so, as I make my way across now, passing the foyer, the staircase, the formal sitting room, it’s going to take us to some of the features that the main suite has access to. And so the first one is going to be this executive office on my right. As you step in, you have so many more special things to see. This is a true executive office. You have the other end of the fireplace with that super impressive stone on the fireplace mantle. even the walnut finishes on the ceiling, on the cabinetry, places to store your awards, store your, you know, your patents, things that people of your caliber just have. And while you’re sitting over here conducting that business, making millions, spending millions, the view is just there to inspire. And as I step out of this room and come across and walk down over here, this is a second entrance. This is where you have access to where your cars are. And on the way there, we have a powder room. So, this is also another area for guests to just quickly wash in the front of the property. So, that way, if you’re entertaining in the living room, they have access for it right here. And just take a look at the sink. You have this gorgeous stone going from the bottom all the way to the top. The whole fixture is made out of it. And as your mirror, you have this reflective tile. That is something new and unique because you don’t really need a mirror in here. You’re just trying to go wash your hands, get a quick fit check. Got the light fixture, the water feature on your right. I love how they put thought into a simple powder room that most people would have just skipped. And on my left over here, this is where it takes you to see your cars. So, as we walk back down on this side, following through here, straight ahead, we have not only a staff staircase. This could be a staircase that you take to get up to the second floor straight from the garage. It just adds a shortcut for the property. And down over here, you have your official second garage. You have two bays in here. A little extra storage. Think of this as your wife’s garage, your garage. You can keep the Bentley, the Rolls-Royce in here, cars that don’t have to be lifted. And even when we step on this side, you just have a raised area to put ladders, things that might require a little extra height if you want to make this your storage rack. They just made this garage as functional as possible. So, now let me paint you a picture. You just drove home, right? You’re going to head inside and you’re going to head straight to your bedroom. Well, I’ll be the one to show you how that looks. So, follow me. We’re going to head up these stairs. And as we come back across this same area I just took you down, it’s going to lead us directly into where you’re coming home every single night. And it is directly adjacent to the main office. So, you just got home. Hey honey, I’m home. You hit one of those and on your left, you’re going to go straight to the bedroom if she’s not already there waiting for you. And boom, we just stepped into a very warm, quiet bedroom. And we’re going to start off with his bathroom on my left. In here, you’ve got the darker toned finishes. You have your automatic opening toilet. You’ve got your walk-in shower. And I love how they’ve done this. All of the fixtures are darkened and as you step inside, you have a gorgeous corner view of your property. Some privacy, some landscaping. The shower head’s blacked out. Everything is just calming my nerves. I’m a very nervous guy. Not in this bathroom. I’m not. And then you have the sink over here. And the finishes that they chose to route here and the walls, even down to the light fixture. They’ve continued the design. It just goes to show you the detail that was put into this home. And then the closet, a place where, especially if you’re in this caliber of house, you’re going to have a lot of clothes, a lot of outfits. You can see they have a design custom ready for you because they’re willing to offer a credit to do this closet how you’d like. It’s a very personal thing to do a closet, and so that way you can come in, say what you want, and it’ll be there for you. Not a bad deal. So, as I come back into the main bedroom hallway and head down just a few steps away, we’re going to have her side of things. And let me just tell you, it is as impressive. You step in and this time we have a lighter finish. You know, white fixtures, lighter tone tile. It’s raised. I feel like it’s just been chiseled by someone in the 17th century to be perfect. you know, the floating vanity, the light fixtures, and then as we make our way to the shower, again, you can see those white fixtures and finishes, even down to the shower head, the knobs to turn everything on, the handle. It is just very ethereal in here. You have your soen tub again with white fixtures, and the view is of your garden, your plants. It’s totally private. You don’t have to worry about privacy in here. And as we make our way down, you’ll notice some of the subtle details to tell you, you know, what kind of caliber house we’re working with. You have this alligator leather texture up here on the on the wall. And all of these doors are super thick. This is the a very high quality door, and you have that throughout the house. And then finally, in here, we have your dream closet. Ladies, if this is your home and you’re the one buying it, you can turn it into anything you want, fellas. If you want to keep your lady happy, get her her dream closet. Again, they’re offering a credit to get this done for you. It’s pretty spectacular. And so, as I head back in now into the hallway, again, I’m going to show you where everyone comes together. This is where the main bedroom is going to be. So, as we step in, wow, I am totally speechless in here. The finishes, the antique mirror design, the fireplace, everything is just wowing me. And that’s what you want when you come into your $ 38 million bedroom. You have that king-size bed, tons of space. You know, you put the TV on in the morning and in the evening. And you have a very functional place to do it. Huge ceiling heights. And this corner shot here is probably my favorite thing of the bedroom. You’re overlooking the nature, your pool, your backyard. It’s a really gorgeous scene to see every day and night. And with that being said, I’m actually going to take you out there and show you what that space has to offer. So, follow me through here and let me show you outside. And wow, as I step out here, throw my glasses on. It is just magical. And before I even address what I’m looking at, I’m going to take you down over here to a very interesting space. This could be a guest house, a separate office, or as they have it staged, this could be a gym. You know, you got your yoga mats, you got a couple weights, you have your dual drink coolers and sink, and this insane view. So, for me personally, I would make this an office that you want to work in. When I’m in here, I want to get things done or you can have it as a Pilates room, exercise area. I just love how they finished it as if we’re back in the main house. Same beautiful floors. You even have an ensuite. If you want to use this as a cabana bath, you can. And from here, you’re going to see everything that this backyard really has to offer. As I make my way over here and step down, here it is, Eric. This is the money shot of this home. You have this extraordinary view of the landscape of your property. Inspiring to say the least. Starting off with the finish of this pool, you have this midnight blue finish. A couple louners in there just attracting me. I’m getting pulled in. And that’s kind of what you want when you spend this kind of money on a home. You want a home that attracts you. And this one’s nailed it. You got a couple seats up there to have an inpool meal. You have a nice little cove at the edge to sit there and admire the golf course that you just crushed. You have a couple loungers here to relax and get a perfect 10 in this Florida sun. And then of course, one of the things I think I appreciate the most is how this house has its own yard. You got grass. You have a place where you can walk your dog, go on a nice walk. I mean, actually inspiring. And so, as I walk down, we get a little bit further into this backyard. You’re going to see it. I don’t have to say it. You see what I see? A sunken in fire pit. This is remarkable. You can host a lot of your friends out here smoking cigars, hanging out, having a drink, and you’re just overlooking your peace, your privacy. Your pool is reflecting in the distance. It is just amazing out here. The birds chirping. And then on this side, the pool actually is so big that it continues over here where your jacuzzi is. And they strategically placed this cuz right over here is just next to your fire pit. So if you have a fire on at night and you want to just like have that aesthetic going throughout, you can easily have that there while laying in your jacuzzi. And as I come to this corner, you can really see the size of this pool. How amazing. You got four pool heaters, a perfect pool for laps hanging out. It’s rimless. It’s waterfalling. It has everything you need. And that is not all. As I step back into the covered area, now this is your covered outdoor living space. You can see that you have that beautiful design again on the fireplace. A huge area to just lounge, entertain, watch the morning news, watch an evening show. Everything that anyone could want in an outdoor space on top of that view. But what else are you missing? A nice meal perhaps. And guess what? The perfect place to do it is out here on this dining room. You have an outdoor dining set to tell your kids about it. just offering comfort, relaxation, the same things I’ve mentioned before with the view and the nature around us, the open space, and then finally, you can prepare the meal that you eat there right here in your summer’s kitchen. You’ve got your Wolf appliances, an ice maker, a fridge, a vent. I mean, this is just not missing a single thing out here. And so, with all that being said, after everything I’ve shown you, we have so much more to see. I’m going to take you back inside now. I’m going to take you upstairs and we’re going to continue on this tour. So, why don’t you follow me back in? So, here we are finally heading up this beautiful staircase. The finish continues as you walk up. And here we go. Now, we’re transitioning back into that walnut floor cuz again, we’re in a guest area. This is not where you’re going to have a lot of entertaining. But look at the first thing that you have access to is this huge upstairs loft. If you’ve got kids, if you got people spending the weekend, they have their own place where they can hang out, chill in the morning, chill in the evening, and they also have the openness that you had downstairs because of the height of this foyer. So, in this TV room, they have the view access. It is just a very comfortable space, but they also have the added bonus of a terrace overlooking the backyard. So, without even having to go downstairs, they can step out and overlook this beautiful scene. Look at that. Your lake, your golf course, your pool, everything I just showed you downstairs, they can enjoy while up here. They really, really took the time to improve this place and impress anybody who’s staying here. As we take a look at the first bedroom up over here on my right, we have the guest wing. I love how they have like a little snack station with drinks and a sink, a wet bar. And on my left, you have a guest bedroom. And just I want to emphasize the word guest bedroom for a second. Does this at all strike you as a guest bedroom? King-size bed, ample space, a view, access to that terrace. I mean, this to me is like almost main suite level. And over here, the on suite. Now I’m starting to think this is like a VIP suite. You have the dual sinks, the incredible stone finishes going up the wall, and Eric, come look at the size of this walk-in shower. Soak in here. They took a smaller space and made it feel huge. And that’s what I love so much about this. And directly adjacent to this room, you have another guest room. This one is facing the front of the property. So, as we just walk out of this room and just make a sharp right, you’ll see you have your closet over here. And then what I mean, the first thing I want to mention is the ceiling heights. Huge. It makes me feel like I’m on the first floor again. Another king-size bed. That’s how much space you have in here. And access to a balcony overlooking the front. Now, tell me the last time that you saw a decent view from the front of a home. You definitely have that here. The privacy, the plants, it actually makes me want to use it as it’s a functional space. And then the on suite for this guest bedroom is, as you would imagine, also fantastic. You know, you come in here, a few finishes on the wall, the linen wallpaper, the tile, the stone, and then a walk-in shower to finish it off. It is beautiful. It is absolutely amazing that they were able to make each room feel special as if it’s the main suite. And as we come across now to the other side and directly ahead of me, we’re going to have your elevator. You have your upstairs laundry on my left. So, no need to go up and down to do laundry. And over here, the final guest suite. Another beautiful onsuite bathroom into a luscious huge guest suite. Another balcony facing the front. A desk to get some work done. I mean, honestly, each and every guest is treated as if they’re the owner of this home. And so the last thing I’d like to leave you with a final view of what this home has to offer, why you’re paying multi-millions to live here. You’re on a gorgeous private, one of the most exclusive golf clubs in all of Florida. Some of the most A-list celebrity neighbors, some CEOs. I’m not going to mention them. It’s their privacy.
