We purchased an existing healthcare buisness and the space is over 3200sqft. The back rooms were junk storage and weight lifting equipment for the previous owner.

I had an idea and the wife actually agreed with me 🤣🤣 and no, she doesn’t golf!

A big reason I got her to agree to this was for “income potential”

We are in the frozen tundra and in a town of about ~15,000

I run 2 seperate leagues out of this sim (10 2-man teams) with scramble and shamble formats. I also rent it out hourly, although I don’t post publicly, it’s just word of mouth.

No, I don’t charge my own friends to use this – but I make them pay their league fees since 1/2 of if goes towards skins.

Equipment:

LM: Uneekor eye xo2

Proj:BenQ LK936ST 4k short throw projector

Hitting area:10×10 player preferred FiberBuilt mat

Impact screen: Carls Place

PC: iBuyPower gaming desktop core i7

Enclosure: homemade

I think my favorite thing about this simulator is that I went from a 20 handicap to a 12 in one off season just strictly from getting thousands of reps in. Hoping to be a single digit handicapper by this fall 🤞

Any questions feel free to ask!

  1. Looks amazing. How thick is that foam padding attached to the drywall in the enclosure? I’m looking at building a custom one as well. Any problems with shanks bouncing back hard off the enclosure?

How many years till your break even? Seems about $23k – $25k for the install.

Did your new 12 hcp actually hold up outside?

Because if it hasn’t been tested outside, you need to still consider yourself a 20 to avoid a pretty big letdown when you’re losing balls, hitting out of tough lies, and putting the ball. Don’t fall victim to thinking your sim scores are your new real scores.
