The action
After being on the market for four weeks, there were still no offers for this three-bedroom bungalow backing onto Angus Glen Golf Club, a championship golf course in Markham, about 40 kilometres northeast of downtown Toronto. But once the asking price was reduced by $190,000, five bids rolled in.
“Agents that were circling around came back as soon as there was an offer registered,” said agent Kimmé Myles.
“No one wants to be the first in.”
The sellers chose a $1.95-million deal with a minor condition.
“In a tough market, we did very well,” Ms. Myles said. “The fact we had five offers spoke of that.
“We decided we were going to go with the one that was safer and we knew would close, especially in this market. It’s not a market to take risks.”

What they got
This 21-year-old bungalow has more than 2,900 square feet of living space, including two bedrooms on a loft level and a primary bedroom with a walk-in closet and a five-piece bathroom on the main floor.
There is an office, a formal dining room and a living room with 18-foot ceilings and a new fireplace.
The updated, eat-in kitchen has an island, a butler’s pantry and sliding doors to a new flagstone patio, hot tub and saltwater pool on the 55- by 111-foot lot.
There is interior access to a double garage and bathrooms on each level, including the partially finished basement.
The front door, heating and cooling systems were recently replaced.

The agent’s take
“It’s a beautiful, absolutely stunning home,” Ms. Myles said.
Despite it being near the golf course, buyers were assured the house would not be in the line of fire. “There wasn’t any risk of any stray golf balls coming onto this property.”
