Welcome back to the channel and today we’re going to talk about a place called Beautiful Meadow. It is Dale Meade in Nashville, Tennessee. We’re going to talk about what makes it so great. Is it affluent? Is it an independent city or is it just a neighborhood in Nashville? Stick with me and we will tell you all about Bell Me. [Music] Okay. So, welcome back to the channel. Today we’re talking about Belleme. Last week we talked about Westme meaning meadow. I should have told you this on the Westme video, but that is the West Meadow of the Bell plantation and farm as as it was actually annexed off. But we are talking about Bell today and we are talking about a very highly soughtafter area in Nashville. What makes it so great? We’ll talk about the price per square foot in some of the homes and the listings. It’s luxurious. It’s old. If you’re from Nashville, you might be from that area. We rarely talk like this over there, Belme. And I can tell you that it’s kind of fun to to get with that. So, there are some things about Belme that people don’t really know. And one of those is that it is absolutely a city within itself. So, Belme has its own taxes. It also has, you know, the Nashville, Davidson County taxes. So, you do have some more tax in the Belme area. You also have your own police station there. It is a lovely area in Nashville. It’s only about three square miles and it is absolutely beautiful. Families have have often times passed their homes down. You have generational living there. You will have new builds in Belme as well, but there are strict architectural committees for what you do. Belme is considered an affluent independent city within the larger Nashville area known for its grand estates, its beautiful treeline streets and its high-end lifestyle. So in Belmeid you can go basically assume that it offers a serene exclusive environment with a reputation for privacy and luxury and safety featuring its own police force and the city services. So the residents enjoy the proximity to Nashville and definitely to the natural Percy Warner parks and cultural attractions like the Bell Plantation and Cheekwood Estates. However, the cost of living is high in Belme with expensive real estate and a lack of commercial development and a limited rental market. You really don’t get rentals in Belme. Okay, it makes it ideal for those seeking peace and permanence and a legacy and prestige, but it’s a traditional setting with most residents attending private schools over there in Belid as well. So, as an independent city, Belme operates as a distinct city within the MetroDavidson County and Nashville area. It’s complete with its own government, its police department, ensuring safety, and a controlled environment. The area is characterized by large sprawling estates, mansions, custom homes on expansive lots. They’re also expensive, often with a significant architectural control to maintain the neighborhood setting. So, and its prestige. The privacy and exclusion of Belme is rivaled by very few. When you’re talking about the actual homes in Belme, those residents have high-end amenities. Residents have access to the elite country clubs, private schools like Harb Hall and NBA and a variety of upscale dining options very nearby. Just because you live in Balme does not afford you the opportunity to join Belme Country Club. I will say that again. Just because you move to Belme, just because you have the money to join the club does not automatically enable you a country club membership. So, it is an exclusive club. I do want you to know that the community is absolutely close to Percy Warner and Edwin Warner parks. Absolutely beautiful green spaces within the Belme area, offering thousands of acres for hiking and biking and equestrian activities. You’re bordered in Belme by Forest Hills, Hillwood, Westme, Green Hills. So, it’s definitely kind of entrenched in this lovely little area. And all of those have access to the parks also. So, that is kind of a neat little thing geographically to show you on this map where Belme actually is. It is for its lifestyle and community, a familyfriendly area. Belme is ranked as an excellent place to raise a family and to live. Though most residents utilize private schools due to their limited availability and focus on private education in the area. Belme is considered culturally rich. Residents can explore the historic Belme plantation and winery which absolutely was the original group for Westmeat as well. You know, we talked about that in our last video. Also the cheapwood estate and gardens is there and they enjoy cultural events as well and of course you have the steeplechase were very horsey in this area. Um the Belme mansion and thoroughbred farm was actually known for very prestigious horses that have been produced out of their lineage tracing on down to even secretariat. So this is a very well-known fact about the Belme origins of the Belme plantation and farm. The community emphasizes a sense of continuity and legacy and with many properties being passed down like I said through the generations in a focus on quiet traditional living. A sense of legacy has been I don’t know very well known about male me for a very long time. So when I’ve mentioned that my family on a personal note has been from areas nearby they are absolutely from Belmeid several generations in several branches of my family. Mother’s both of her parents were from Belme Boulevard. So there you know is something about that when you are from that area it it is something just to mention those are your people and that’s that you can pick up books and see where your family might have been mentioned. Belme boasts a very low crime rate. You definitely want to get on and check the statistical data of any area that we talk about and want to send you to or that we look in for you. But it definitely boasts a reputation of being extremely safe with a very low crime rate and its own police force which also helps just doubly protect you. I would also tell you not to speed anywhere anywhere through Belme. They are definitely out in force checking your speed charts too. So they want to make sure that you’re not rushing through Belme. And there is some planning that’s going on to help with pedestrian walking towards Harding Road. We’ve talked about that in other uh videos about nearby construction for the Belme Plaza that is going up which will be a great new commercial endeavor for it will have some shops but it’ll also have for living and highrises and a master plan for the area to handle the influx of new traffic and things like that. So get ready. There will be some changes in the Belme area as you know per the planning commission and things that have been approved. There is definitely a consideration for living in Balme. Okay, there’s a high cost of living in Belme. The primary the primary consideration is the significant expense of living in Belme particularly with the high cost of the real estate. We’re going to jump into that. Okay. There’s also limited development there. I’ve just discussed plans and a master plan that’s going on, but that’s new for Nashville and definitely, you know, welcomed in some ways and not welcomed in others. People think, well, you know, we’ve liked this old setting and we don’t want to change it. So, change is hard for people, but they are going to have to get used to it. It is going to happen. It’s very little commercial development in that Belme city limits and it does provide a quiet residential experience, but it requires the residents to travel a little bit nearby for their shopping. Everybody’s fine with that. You’ve got Green Hills nearby. You could definitely get to Nash West if you need to. Belleview, whatever you’re doing. Franklin’s not all that darn far. I mean, you can get anywhere. Brentwood, you could get downtown. So, Belme kind of encases itself in that nice little residential, we don’t have to travel far, but we prefer to travel to it than have it in our backyards kind of atmosphere. Okay. There’s a lack of diversity, too. The neighborhood is generally considered to be lacking in a lot of different types of diverse uh families. It just is what it is. And there are strict architectural regulations and those approval processes for renovations and new construction going on in there. So be prepared. You want to change something that’s been there that’s historic or that’s aligned with how the original premise was, you will go through some architectural reviews and approvals. For whom is Belme ideal? Okay, who lives in Belmeid? Well, you definitely have wealthy professionals, established families. You have retirees who prioritize privacy and luxury and security. You that may have a said connection with the history and nature and can afford its exclusive price. So, that is exactly who lives in Belme. So, I talked about Belme being an affluent independent city enveloped by Nashville that is known for its privacy, its green spaces, and its historic charm. And it is lovely. It is one of the most prestigious and expensive areas in the Nashville metropolitan area. And is characterized by grand estates and lush landscapes and a a quiet, you know, suburban feel just minutes from downtown. You’re not really six or seven miles from downtown, but that could take you 15 to 20 minutes or maybe even 30 depending on the traffic pattern. So, let’s dive into a little bit of history about the area. I always talk about a little history in all of my videos because it’s good for you to get to know where you’re thinking of moving and why it’s considered so precious or what it used to be. I think that’s always neat. So, the area’s roots trace back to the early 19th century with the establishment of the Belline plantation. It was a thoroughbred horse farm and it was a cotton plantation that relied on enslaved labor and the plantation’s history including the adabell affluence and legacy of slavery is interpreted at the Bellme historic site and winery today. So you can go there, you can learn all about the area, what it was, walk through the blacksmith area for, you know, in the thoroughbred stables. You can go and drink some wine. You can go eat at their restaurant. You can learn all about the Belme plantation. And I recommend that you do that. It’s a really neat thing to take the family through and learn about. Now, in the early 1900s, the plantation was sold and developed into a residential community. The city of Belmeid was officially incorporated in 1938. The city retains independent status while also being a part of the metropolitan government of Nashville and Davidson County. Residents pay taxes to both the city and the county. And Belme, you caught that. Just thought I’d tell you that. Now, not only is Belme known for the estates that may have private walls and large hedge rows and privacy and green spaces on their big large luxurious lots, but it’s also has extensive green spaces bordering inside the expansive Warner parks, Percy and Edwin Warner Park that offer miles of trails, hiking, biking, and equestrian activities, too. Cheekwood Estates and Gardens is a 55 acre art museum and botanical garden, and that’s also nearby. and I recommend that you take your family there. That’s a wonderful visit. Absolutely exquisite, beautiful year round. Okay, so when we’re jumping into a little bit about the housing, we talk about the housing stock and what it consists of mainly are single family homes including grand historic properties and newer luxury residences. So yes, you can get those homes. Maybe they bought an older home. Maybe it was too much to renovate and go through all of that. So, they decided to tear that down and put up something that you’re used to seeing some of the contemporary designs that you are used to seeing out there in these grand luxurious estates. But again, they had to go through an architectural review. They had to be approved before they could actually proceed and go forward. So, they have high property values. Those values are significantly higher than the Nashville average. And as of September 2025, the average listing price was nearly $3.9 million with some properties in the multi-million dollar range. Despite the high cost of living in Bellamine, it does have a stable housing market due to its desirable location and quality of life. Okay, when we’re talking about the average listing price, okay, we jumped into a little bit about what the median price was at 3.9, but the average listing price data from late September, which is we have just left, is $64 per square foot. So, that’s obviously a lot higher than some areas on the channel that we’ve discussed all over Nashville. So, that says a lot about the homes in Bing. The average price in September of 2025 was anywhere from 604 a square foot to 654 a square foot. So different sources. Absolutely. Get on and let’s talk on our no pressure all things you oneonone call and let’s get and dive into a little more about what is really important to you. That’s taking in as usual just kind of an average of everything in the area, not specifying the certain things that you are actually looking for. But the overall understanding that you need to know now is that that is not the least expensive place to live in Nashville and you are at a higher price per square foot. Now, I can say that this is a luxury market. You no ifs, ands, or buts, and there have been some changes. So that is actually that price per square foot has come down from 2023 from 784 a square foot down to that 653. So hey, you might have a good time to buy something that you might not have wanted to pay for in 2023 and 24. Um, and so that’s kind of a good thing to show you. I mean, definitely it’s more reasonable now than it was at that time, but I would say anywhere from the $600 to $700 per square foot is a good understanding of what that real estate market is. It’s important to remember that, you know, that’s the average. When you’re talking about Balme and you’re talking about averages, it’s important to remember that there are different characteristics about these properties in Balme. They are not cookie cutter. They are not all the same. Belme features a variety of homes from a more modest space, but it also may have a sprawling estate. You definitely will have something that’s a lot larger with prices varying accordingly. And the age and condition of the properties absolutely dictate at what price per square that home would sell for and whether or not there’s anything that needs to be done for it. So, if it’s a historic property or if it’s a new build, those things may have heavy influences in its final price. So, something to get on again on your no pressure one-on-one call with me about and we’ll get more specifically into the data that you need about your family’s preferences. But the specific location, those homes on larger lots or more exclusive areas of Belme may also dictate a difference in the price structure. As we’ve talked about on other videos, those luxury listings absolutely have different things that they offer. They have custom designs, advanced technology, high-end amenities, and can significantly increase the price per square foot based upon other things in their home or outside their home, their outdoor living space. All of those things matter. So, let’s definitely talk about what those things might be in the Belme listings. We’re talking about high-end features. We’re talking about things that go beyond your actual normal standard features. So, let’s get into that a little further with things like your top tier appliances. You’ve got your Sub-Zero refrigerators. You’ve got those, you know, Wolf and Viking appliances that are common. Features include built-in espresso machines and wine refrigerators and dual fuel ranges. I mean, you’ve got a lot of different things in a high-end amenity kitchen. high-end materials like exotic countertops and quartzite and and you know beautiful tiles maybe even brought in from Europe for you know your tile floors. I mean absolutely gorgeous high-end finishes that you’re not just going down to Lowe’s and picking up. So get ready for that premium price you are getting a premium offering opulent finishes. Okay. When I’m also talking about opulent finishes, I’m talking about some advanced functionality too and things. I mean, you’re maybe having, you know, your oversized islands, your multiple pantries, including the walk-in kind of always call that a big girl pantry. I love those. But you have smart kitchen technology, too. You can have not only a beautiful, stunning look, but it has a highly functional space. You can turn on your lights and turn on the alarms from your beach house in Rosemary or Alice Beach down in Florida, which is basically Little Nashville. I don’t care what anybody says. But anyway, you know, you have spa-ike bathrooms. You have absolutely beautiful things. You have heated floors and lit mirrors. You may have instead of, you know, marble light tile, you may have marble. I mean, there are absolutely some beautiful high-end finishes that are in these luxury estates that command that extra and higher price per square foot. One more thing that you may absolutely count on 99% of the time in some of these sprawling estates and the Bmeade area and luxury listings in already would be like that gym or that spa, that wellness focused area. A lot of people don’t want to necessarily go to the gym, but the house is big enough to have their own gym and have their friends over. Infrared saunas and, you know, home gyms are increasingly desirable and they are found often times in that bellme area in that estate setting. Let’s think about home theaters and surround sound tiered seating. I mean, that’s awfully nice. Who needs to go the movie when you can have it at your own house? Climate controlled wine sellers, tasting rooms, custom game rooms. You know, that can be really neat, but then also can contribute to that higher price per square foot. Don’t even think about having an office or a home office with having without having that in that luxury listing. I mean, that is an absolutely great space. You want that one that you probably do the bills from upstairs and you may want that one that absolutely is exquisite downstairs with that paneling that’s English that’s actually shipped in from England. I mean, that can be an absolutely exquisite look. and remote work is more common. So, a dedicated workspace and absolutely executive retreat is something very common in the luxury listing in the Bellme area. So, I touched on some of the integrated systems when you’re setting up and turning on your lights, controlling your climate from your beach house or whatever, but you definitely have your security systems, your entertainment, and you know, all of those things managed through those centralized systems or voice commands. You definitely have enhanced security. So, don’t think you’re going sneaking around somebody’s house, climbing over the hedge to look at their place, because they’re going to know they’ve got you on camera at all times you’re being recorded. You might as well just write that down. High-end security systems include those smart locks and surveillance cameras and advanced monitoring. So, you know, they’re going to have their peace of mind. They’re going to have that big estate. They do not want you in there unless, of course, you’re invited, at which time you do not have to sneak over the hedge to get there. So, be prepared for all of that. Plus, in again in Beline, they have their own police system, so they’re getting there pretty quickly to you as well. There’s lots of things to talk about in the Belme area that is absolutely beautiful when it comes to this estate style living. When you get into different preferences there, you’re going to get into more. Do I like a Georgian look or do I prefer a Mediterranean look? I mean, there are different architectural styles in Belme that are absolutely classic, you know, beautiful styles. There are new styles that are beautiful. Great place to end up if you really do want a familyfriendly, beautiful area with a lot of green spaces, bigger space between the homes and absolutely want to have your wider streets, treeline streets, community style events as well that are just lovely. One of the final features of these luxury listings in that Bellme area are very, very common and you are going to find this that outdoor living space. I touched on that a few minutes ago. You could have it go so far as the outdoor kitchen. It’s not just a pool with some chairs by it. You’re going to have that outdoor living room, that event space, that place to have that party, absolutely gorgeous environment to do so. Pools and spas lit up in beautifully, you know, manicured yards that are so inviting. you know, absolutely expansive patios. You’re not just slapping a 10 by10 down behind this house to walk out on like some of your builder grade specials that you see in different areas. Definitely have a seamless, you know, transition from the inside to the outside, which is an gorgeous, luxurious look that you’re going to find. Another unique, you know, amenity that you may find on some of these sprawling estates could be your outdoor tennis or basketball courts that, you know, like I said, it’s not just a goal in the driveway. You might actually have a court out back. Definitely some of your tennis. I’ve even known of some people having a little bowling alley out there. That could actually be an interesting and aspect for some someone who’s moved to the south and been used to bowling and might like to do that there. You have a guest house, an in-law suite. Often times it’s not just a pool house with some, you know, mechanical stuff for the pool. It is actually, you know, an in-law suite or, like I said, a guest home. It could be a one, two, or threebedroom, you know, second place to live on the estate. So definitely, you know, something to consider when you want to move to the area, but maybe you do have your parents who need your care, but they don’t really want to live in your house with you. Well, you could actually set that up. Or maybe your young adult comes home and they can’t get out on their own yet. Or maybe you just have guests that fly in and want to go to the steeplechase with you and that’s a lovely place to put them because they have their home on your premises. So that can be a really neat and attractive aspect of these luxury listings. And you do find those in Balmeade a lot to have the guest home or you know the sprawling pool house that just happens to have a couple of bedrooms and a living room in it as well. It is not by any means the least expensive place to live in Nashville. In fact, it is one of the most expensive places to live and one of the most preferable places if you’re looking for seclusion and privacy, more expansive lots. You do have access to amenities, like I said, in the Belme area. You are going to drive to them. If you can get into the Bell Country Club, that is certainly a lovely place to join. And it does have exclusive shopping in the Green Hills area that you may be used to. And then of course there’s other areas throughout Nashville. We’re definitely thriving, building, bringing in technology, bringing in health care of course we have and other industries besides just music and health care. So lots of different things that are driving people to the Nashville area and bringing more professionals into even the BME area to look for their homes. So what do we do if we want to go and we want to get on and we want to drive around and look in Belme? Well, first and foremost, you must be a fully qualified, absolutely ready to shop buyer. So, when I talk about that, I’m not just always saying get on and talk to my lender. My preferred lender is information is down below. Absolutely do that. But you’re not just walking in these people’s homes unless you are fully qualified. In fact, you must have your letter in hand. In fact, I must have your letter in hand. So, I want you to be aware of this. People are not having their homes on the market for you just to randomly tour and get ideas about their furnishings, their home, and that type of thing. These are fully qualified buyers only. Yes, the sellers can require that of you. Definitely don’t want you to go looking now if you don’t plan on uh buying until next year. Those are also some things that we want to get on our call and talk about. Your time frame is important. I’m still going to be doing this next year. I’m so grateful to have done it for 22 years now in Tennessee, 21 in southern Kentucky. As with any luxury listing, any luxury area, they are going to require that of me. We are going to have you signed to agency. We are going to go and talk about the things that are important to you. We’re going to know your money is where you want it to be. You may not want to use all your money. I had a friend say one time, “Why use his money when he use the bank’s money?” But we are going to have that qualification in hand before we go searching in that area. and go looking. And frankly, we need to do that before we go looking in anybody’s house. Every man’s home is his castle. So, today we talked about Belme. I encourage you to get on and drive through. It’s absolutely beautiful. We have great areas all over Nashville. Bel is an absolutely historic, lovely area and it’s filled with a lot of character and it is a lovely place to visit. I mean, maybe you want to live close to it, venture into the Belme plantation, go eat there, go tour around, go to Cheekwood, go run around the Percy Warner and Edwin Warner parks. I mean, I encourage you to do that. It would be a lot of fun. It’s great place to take your family and let’s get on our call.
