Fabege

Fabege has signed a lease agreement with Ruff for approximately 900 square meters at Drottninggatan 89 in central Stockholm. The premises are expected to be ready for occupancy in December 2025, and the lease term is seven years. The property is certified according to BREEAM In-Use Very Good.

The building, dating back to 1963, is located on the quieter part of Drottninggatan, close to the green spaces of Tegnérlunden as well as a wide range of restaurants and services. The intersection of Tegnérgatan and Drottninggatan is a lively neighborhood hub, home to popular restaurants such as La Esquina, Grill, and Rolfs Kök. The area also offers excellent transport connections.

Ruff is a Swedish company that operates indoor facilities featuring golf simulators, food, and beverages-often designed as experience centers for entertainment and corporate events. At Drottninggatan 89, Ruff will establish a modern golf facility on the ground floor, offering both mini golf and golf simulators. Food and drinks will be served, and the facility will provide golf-related services and experiences for both private individuals and businesses.

Ruff currently operates about ten facilities in Sweden, as well as a similar number across the rest of Europe.

Renovation of the premises is currently underway. In line with Fabege’s sustainability efforts, all dismantled materials will be reused or recycled. For example, ceiling panels, carpet tiles, and glass partitions will be salvaged and sent to Fabege’s reuse hub. Parts of the materials have already been given new life in Fabege’s project in Hammarby Sjöstad.
